Commercial Maintenance Programs - - -

The University commercial maintenance programs help in the prevention of untimely breakdowns and in the reduction of utility costs. Services included are:

1. Replace disposable or clean washable air filters as needed.

2. Check refrigerant levels (inspect sight glass where possible).

3. Check compressor oil level (when possible).

4. Check condensate line for proper drainage.

5. Check all belts for wear, tension and alignment.

6. Oil or grease motors and bearings as needed.

7. Check gas flex connectors and all gas connections as needed.

8. Check all safety controls, operating controls, time clocks and disconnects.

9. Check all motor amperage and voltage.

10. Check inlet and outlet temperatures on heating and cooling systems.

11. Check condenser coil as needed.

12. Check contactors and magnetic starters.

13. Check pilot lights for cleanliness and adjustments.

Other necessary repairs and/or replacement of parts are extra, however, you will receive a ten percent (10%) discount on repairs.
